Vietnam is attractive but legally more complex than Spain.

Key points:

- foreigners cannot own land directly
- land use usually works through LURC, concession, FIE, or JV
- foreign land use terms are commonly around 50 years
- agricultural land is difficult or unavailable directly to foreign investors
- modular/mobile homes need permits if stationary
